The Grounds of Kew is now truly living up to its lush reputation, with November having seen the completion of all exterior landscaping, bringing verdant views to each residence and the exciting announcement of receiving the Occupancy Permit.
In a month of laying the foundations for a luxurious lifestyle, rich textures are now throughout The Grounds! Exterior footpaths are now complete, the cobblestone driveway has been laid, the internal lobby ground floor coverings have been removed to reveal stunning stone tiles, and all apartments now quality checked by Beulah.
Promising a grand welcome for residents, the Ground Floor lobby entrance is now complete, to be complemented by sculptures and planting shortly. The front planter box landscaping and tiling is also finalised with the lobby closer resembling a 5 star hotel than an apartment – it is sure to impress.
With settlements on the horizon and future residents beginning their own inspections, the basement has now been emptied of Ironside material and the flooring cleaned in preparation for move in days ahead.
A residence of rare vision, Fawkner House is steadily tracking toward completion early next year with the team at VCON working tirelessly this month to create remarkable large-scale residences like no other.
This month, the timber flooring installation throughout Level One and Twos’ living areas were completed, with natural timber veneer joinery being installed in the kitchens – designed to be the envy of every aspiring Masterchef!
The bathrooms are also beginning to take shape as they approach completion with the luxurious large-format marble tiles being laid to all the bathroom and powder room walls and floors.
Full height built-in cupboards for the bedrooms and master walk-in-robes have been installed creating a sense of undeniable opulence and grandeur. You may never be short on wardrobe space again!
Finally on the penthouse floors, plasterboard installation has commenced and the stunning skylights have been plastered, elevating the space and drenching them in beautiful light!

As the year draws to a close, Paragon’s progress continues to pick up momentum as the finish line draws ever nearer for this head-turning residential development.
The stunning Celtic inspired champagne exterior façade is now complete up to Level 47 with only a couple floors left to go! The speedy interior lifts are now up and running allowing for the removal of the external Alimak lift – an exciting stage as the rest of the façade can be installed and the last apartments on each floor can be completed.
Turning our attention to the crown jewel of Paragon, the amenities spaces, the grand scale of these beautiful spaces is becoming ever more apparent as works continue progressing swiftly!
The custom Terrazzo flooring has been poured to the Indoor Forest entry and the mature trees installed allowing the last of the landscaping and water feature installation to begin shortly.
In the library the parquetry flooring has commenced and timber woodform batons installed along the walls to create what will be an incredible space to study or work.
Furthermore in the Level 5 lounge, the opulent stonework surrounding the open fireplace has been completed, giving a glimpse of the grandeur that will be apparent in the amenities spaces upon completion in the near future!

From planters to privacy, The Grounds of Kew has been a hive of activity throughout October, with lush landscaping works continuing and interior finishing touches being installed.
Exterior landscaping to G04 is now complete with the team extending their focus to the rest of the project. Laying the foundations for a summer in the sun, exterior ground floor planters and tiling are now complete, and exterior fence work has been erected on-site.
Beyond the exteriors, Ironside has been working tirelessly towards completion of all apartments, with the first round of quality assurance checks to the ground floor apartments having recently taken place. Common areas are now undergoing plasterboard work, in addition to the installation of security cameras, benches and ceiling lighting. The Grounds’ basement garage is also approaching completion, with the roller door now installed.
Walking around The Grounds of Kew, you really get a sense of the scale and grandeur of this project, one that we look forward to welcoming homeowners to soon!
From timber to tiles, plaster to paint, October’s focus on the finer details has seen Fawkner House flourish.
The team are currently installing beautifully engineered natural timber flooring throughout the living areas on Level One and Two with natural timber veneer is being installed on kitchen joinery.
The bedrooms and bathrooms of Level One and Two have seen full 3.1 metre height built-in cupboards being installed this month installed, and bathrooms being fitted with their stunning joinery as well. The walls of the bathrooms are also being painted with a base coat in preparation for the large-format natural marble tiles.
Level 3 has been a hive of activity, with the rough-in of services now complete and the installation of plasterboard now commenced.
The samples approval process is nearly complete, with countless fittings and fixtures meticulously reviewed by the team, to ensure you receive quality and elegance at every touchpoint.
Beyond the interiors, a base coat is also being applied to the exterior render as we continue to see the iconic facade take shape.
As Paragon nears ever closer to completion this head-turning building is in great shape for completion this summer with significant progress made in October.
Apartment fit-outs and quality assurance checks are now complete up to Level 28 and the stunning external facade glazing has now been installed up to Level 36 – with only a few more floors to go!
Most excitingly, landscaping is currently being installed into Paragon’s indoor forest, with the trees finally planted on-site, giving emphasis to the true scale of this inspiring and innovative space.
Beyond the greenery, the Amenities Levels are shaping up to be a stand-out addition to Paragon, with beautiful terrazzo-type flooring being poured this month, and the timber decking surrounding the completed hand rendered custom concrete spas.
Enhancing the elegance of the Amenities Levels, stone wall cladding is being installed in the library, parts of the entryways and dining area, with further detailing to come next month as works continue.

Buying property is a significant and exciting milestone in life, so it’s essential to undertake thorough due diligence and fully understand the property buying journey to ensure you make a sound investment. Recently Beulah Managing Director Jiaheng Chan spoke with Urban.com.au, sharing his expert advice for buying a new apartment or townhome.
Here are our top five tips from the interview on buying off-the-plan successfully.
As the weather begins to change, soaking up the sun is a must for many. Turning to a rooftop bar or restaurant is always a crowd pleaser, but with your own rooftop terrace you can relish in the rooftop lifestyle without having to leave home.
The options are endless when you have access to your own rooftop terrace. Here are just a few of the activities that you can indulge in.
The arrival of Spring at Fawkner House sees the project’s progress mirror the change in seasons, with sun-drenched spaces and continued progress on planter boxes, Fawkner House continues to come alive with each week.
The skylights on Level 3 are at the finishing stages having now been waterproofed. Throughout the building all of the oversized floor to ceiling windows and sliding doors have now been installed as well, creating beautiful light-filled spaces for each residence.
The front facade planter boxes have now been poured, signalling the completion of all planter boxes and concrete pours for the building as the structure approaches the exciting fit-out stages.
The renderers have also been hard at work, with the application of the coloured top coat due to commence in the next few weeks. Continuing to focus on the details – September also saw joinery installation and tiling commence on Ground Floor.
We want to take the time to commend VCON for doing a great job of keeping up momentum during this period of reduced resources, however we look forward to the momentum picking up once more as increased numbers are allowed on site.
Following the successful topping-out of Paragon in early August, the dedicated team at Multiplex has reported an impressive month of progress despite reduced capacity on site.
September saw a number of advances such as the removal of the core crane and installation of the smaller recovery crane – providing access so the installation of lifts can be completed. In addition, the increased access to higher floors means common services all the way up to the rooftop space are being installed. This is in anticipation of testing and pressurisation as apartments approach completion.
As spring settles in, the urban indoor forest is close to blooming with the continuation of waterproofing of gardenbeds and services installed. Meanwhile the shell and structure of Paragon’s lap pool is now complete with tiling to commence shortly.
Internally partition walls and finishes have now commenced on Level 41, while Paragon’s stunning exterior continues to reveal itself to Melbourniuns, with the removal of remaining safety screens complete. It won’t be long until the entirety of this iconic facade will be revealed.
Spring has sprung at the Grounds of Kew with construction back in full swing! As the landscaping fences and planting progresses, trees and plants throughout The Grounds are starting to flourish with splashes of greenery throughout the development.
The final facade elements are now mostly complete revealing the full extent of this stunning residence to locals and passersby.
The Ironside team is continuing to implement the beautiful wealth of rich materials, with all joinery now onsite and almost finished in its installation, expansive stone benchtops being installed site-wide, and timber flooring going in on Level Three.
The lifts have also been installed and commissioned, ready for use upon completion for residents. Basement works are also progressing with the installation of storage cages and line markings going in.
As of this month, construction sites are back to 85% of full capacity so we look forward to seeing progress continue at a steady pace and bringing you further updates next month.

August marked the official completion of construction for Habitus Townhomes and a great cause for celebration for Beulah, Ironside, and all those who have been involved in getting the project ready for settlements in this unprecedented season.
This month we began welcoming residents into their townhomes, which has been so rewarding for Beulah to finally see our new residents be able to make Habitus their new home.
Having received a lot of great feedback on the process, we look forward to continuing to welcome residents in the coming weeks and see the project truly come to life as families begin to call Habitus home.
The finishing touches that took place throughout the month saw Ironside installing wayfinding signage, sealing and polishing concrete flooring, and completing landscaping of garden beds. Furthermore, Beulah continue to work with Ironside in the quality assurance process to ensure no detail is missed.
Light-filled and immaculately crafted, each Habitus home truly reflects the ultimate contemporary lifestyle, presenting a home of generous proportions with a fusion of clean lines and natural materials.
A step closer to completion, the month of August saw Paragon reach its full height, with the topping out of the award-winning tower.
Navigating such unchartered waters during this lock down period in Melbourne, the dedicated team at Multiplex is doing a fantastic job forging ahead in construction works despite the reduced capacity on site.
Safety screens are now being removed from the exterior to allow for the completion of the striking façade all the way to the top of the building. A façade that is making a mark in the Melbourne CBD skyline and becoming a favourite amongst locals.
Also making steady progress, Australia’s first residential indoor forest is coming to life gradually each day. Designed by internationally acclaimed landscaper, Paul Bangay, we cannot wait to share more about this distinctive and tranquil space as it progresses.
Bringing to life this award-winning project, VCON continues to make positive progress on the construction of Fawkner House despite the introduction of Stage Four restriction earlier this month.
Rising boldly above the streetscape, the striking sculptural Fawkner House façade continues to take shape with the commencement of rendering the blockwork exteriors, and installation of windows taking place across levels one and two.
On Level Three the construction of the expansive skylights and roofing continues to take place, while to the western side of the building, works have commenced for the pedestrian access point and entry ahead of September’s concrete slab pour.
The interiors have also continued to make steady progress as VCON focuses on ceiling plastering, door installations, and wet area works on Levels One and Two, whilst mechanical and hydraulic rough-ins continue on Level Three.
The team at Ironside continue to track ahead with construction for The Grounds of Kew, carefully managing the complexities of current lockdown regulations to ensure progress continues.
Across the building’s exterior all cladding is complete, and the final feature Golden Vitracore framing is being installed. The Paul Bangay-designed landscaping has also begun being planted as your suburban sanctuary continues to take shape.
Inside, painting and tiling works have begun across all common areas, while within each apartment, the installation of timber flooring and the striking monolithic stone island benchtops are now complete with final finishing trades going through Level One.
Our dedication remains strong as we continue in our quest to bring to life some of the country’s most exciting projects, despite recent Stage Four restrictions enacted across Victoria.

Construction on your new residence is almost complete, so what’s next? Here is our simple guide to cut through all the lingo.
This is when it comes time to organise finance. Experts recommend doing this up to 3 months prior to settlement, but be sure to track the project progress so your formal approval doesn’t expire.
This sum will vary depending on a number of factors – whether you are a first home buyer, investor and so on – and will be provided by your solicitor prior to settlement.
Undertaken once the building is complete (roughly a month before settlement), this is your chance to see your new home, with quality assurance recorded for the builders to rectify.
Once the legalities are finalised and full payment is complete, the property is formally transferred into your name and it’s time to collect your keys!

This month has seen the installation of external dividing blockwork walls between residences, along with landscaping works commencing. Internally, Ground Floor residences see their tiling and joinery works almost complete.
On Levels One and Two, Ironside has commenced the works on balustrades which will provide residents the perfect setting to enjoy sweeping vistas of the gardens, city, and greater Melbourne.
Finally, Level Three internals have received their first coats of paint as tiling takes place in the bathrooms and laundry. Blockwork garden beds and the external cladding components that make up the building’s striking façade have also been installed.

Rising above the streetscape of bustling South Melbourne, Habitus has made significant construction headway in June with the project set to be complete within coming weeks.
On-site, we are proud to report that IRONSIDE is now installing the final facade fin detail in all zones of the development, together with blockwork fencing and ground level brickwork.
Internally, Townhouses 01 – 12 have now been cleaned and the quality review process has commenced. Townhouses 13 to 27 are in their final stages of completion internally, with grouting, caulking, and appliance and fixture fitoffs underway.
Finally, the expansive private rooftop terraces — set to become the ultimate inner-city retreat for residents, particularly during the warmer months — are also inching closer to completion with the planter boxes, Beefeater BBQ’s, sinks and stunning dekton stone installations progressively occurring across the project.

At the heart of Melbourne’s CBD, Paragon continues to surge towards completion with huge progress achieved during the month of June.
Effortlessly standing out within the cityscape, the team at Multiplex are working swiftly towards the topping out of the building in July – with the structure already 93 per cent complete.
Internal works are also well underway, with apartments up to Level 11 now complete and attention promptly focused on delivering the subsequent levels.
A peaceful retreat away from the bustling streetscapes below, works on the multi-sensory urban resort are now in progress with finishes and samples now confirmed, and structural elements finalised.
Upon completion, the wellness retreat will be complete with a private spa, steam room and bath-house – providing residents with the ultimate setting to enjoy some well-earned R&R.
As we approach the end of the financial year, the month of June has seen outstanding progress made on site at The Grounds of Kew.
In line with an anticipated settlement in the fourth quarter of 2020, Ironside has started finalising the cladding elements to the external columns and commenced interior works – with Level One tiling nearing completion and Level Two and Three soon to commence.
As the project nears completion, the team have worked hard to bring forward an expansively scaled Ground Floor prototype apartment for close inspection by the project team to ensure the highest quality. With its flooring and tiling now complete, and plumbing underway, we look forward to opening its doors for private tours from next month.
The start of winter hasn’t slowed down progress at Fawkner House with construction forging ahead.
We’re proud to report in this month’s update that VCON has successfully completed construction of the featured front elevation blockwork walls to level three and will soon be commencing installation of level three’s structural steel roof frame.
It’s a significant milestone as the beautiful and iconic facade takes shape.
Of the development’s basement, black insulation panels have been successfully installed to provide sound proofing and thermal properties. VCON has also progressed on services rough-in and the installation of internal wall frames to Ground Floor and Level One.

Home to a hive of activity throughout the month of May, Paragon Queen Street has seen astonishing progress as Multiplex swiftly brings this project towards completion.
Paragon’s iconic dual-toned multifaceted facade has earned its place as one of Melbourne’s most anticipated building completions of the year.

Given recent changes to the way the world operates — with staff all remotely working from home — the team is noticing an increase in relaxation, improved work-life integration, and time saved from travel.

Beulah Managing Director, Jiaheng Chan, recently sat down with the Australian Financial Review to discuss the latest tech advice that’s facilitating his productivity working from home lately.
From an ergonomic home office set-up to prevent body aches and pains, to finding a place for virtual reality systems in the modern work environment.
Jiaheng also spoke to the importance of encouraging constant communication between colleagues who can easily lose touch working from isolated home offices.

Reaching a momentous milestone, the tower’s striking façade – which pays homage to the site’s historical significance and features artisan metal worked in a Celtic-inspired pattern across curtains of glass – is now more than 50 per cent complete.
Moving inside, works continue swiftly as scheduled, with fittings and finishes on the first few floors – including integrated appliances – edging closer to completion.
In the coming months, Multiplex will complete the structure to full height and commence works on the anticipated private residential amenities, including the indoor pool, spa, library, private theatre and Paul Bangay-designed indoor forest.

Continuing at an incredible pace, construction on Fawkner House in March has seen further progress with the Level 2 North pour complete. As VCON brings your exquisite new home to fruition, the onsite team have now commenced the detailed blockwork walls with further progress of this element expected during April.
Further to this, the Level 2 South pour structural formwork has also been completed by VCON, with ‘in-slab’ steel reinforcement and services soon to be carried out.
Maintaining strong momentum, construction remains on track for completion and settlement in 2021.
As of now, construction and development jobs on-site are exempt from the government shut-down of non-essential services during the COVID-19 pandemic. However, we will continue to update you should there be any changes to this.

Construction is back in full swing in Fawkner House with solid progression in the month of January.
The basement shotcrete walls and ground slab have been completed. VCON is now in the process of finalising the remaining basement blockwork and commencing Level 1 formwork & set downs in anticipation to pour the Level 1 slab in the coming weeks.
Set for completion in early 2021, the one-of-a-kind sculptural design is truly setting the benchmark for luxury living in Melbourne.
Quickly settling into the New Year, construction is back in full swing at our South Melbourne project, Habitus Townhomes.
January has seen great progress in the installation of internal services which is being finalised in the next week.
The installation of windows have been introduced to the western facade and the installation of plasterboard walls and suspended ceilings have now begun.
Multiplex is now well and truly into the facade installation on all sides of the building. The installation of the two-tone custom windows has now reached the golden windows section and will continue to crawl up the building in the coming months.
In addition to the facade, the internal fit-out works are well underway with services installed on the lower floors and plaster installation to commence in January.
As the festive season fast approaches, we wrap up another month on site at The Grounds of Kew!
Thanks to the team at Ironside, our project has reached a pivotal construction milestone with the structure now having reached the highest point.
We will see the completion of the formwork removal and commencement of service installations in the beginning of 2020.

Before we take some time away to celebrate the holidays, we are back to give you the final construction update for 2019 on our prestigious South Yarra project, Fawkner House.
Rising proudly over Fawkner Park, the Beulah International branded crane installation is now complete, ready to be put to good use in the New Year.
VCON have also concluded the installation of the basement shotcrete walls for the garage and the basement slab pour is set for completion.
As the decade comes to a close and we look ahead to 2020, here is the final construction update for our Habitus Townhomes in 2019!
It has been a productive year in Boundary Street South Melbourne, the precast concrete structure has now been completed and all supporting props have been removed. The installation of internal services are also tracking along and the installation of windows have commenced on site.
The project is tracking along nicely towards the planned completion date of mid next year – only a few short months away until you can move in!
It might be the holiday season but the Paragon team have been working as hard as ever before the end of 2019!
Standing proudly along Queen Street, the project is soon to make a striking new addition to the city skyline, with the external structure now pushing past the midway point.
Behind the safety screens that protect the live edges of concrete working slabs, the refined metal and champagne gold glass facade have started creeping its way up the modern structure.
Internal finishes have also commenced with the plaster installation scheduled for early January.
We invited the formidable Caroline Bos, co-founder and Principal Urban Planner of UNStudio and the firm’s Senior Architect, Sander Versluis to take part in our ‘Ask Me Anything’ series.
As part of the team who brought to life Green Spine, alongside Cox Architecture, the duo shared their insights into their personal design approach, the legacy Southbank by Beulah will leave on Melbourne, as well as providing advice to architecture students and fresh graduates in the industry.

The Fawkner House site has been bustling throughout November with our trusted builders, VCON, completing the bored piers and capping beam.
The team has also made great headway on the bulk excavation of the basement which is now nearing completion, with the commencement of the shotcrete infills imminent.
In what has been a huge month in the Habitus construction journey, the project has now officially reached the top of the structure!
Our wonderful builders, Ironside, have made great progress in November with the precast concrete structure largely complete and the removal of support props now underway. With this comes amazing city views from the installed terrace slabs; a sign of what’s to come!
The installation of internal services is also tracking along nicely, with the fitting of window frames and glazing on-site to begin in the coming weeks.
Ironside has had a productive month on-site at The Grounds of Kew, with the completion of the level one floor slab and near completion of the level two slab (slated for early December). In the next few weeks, Ironside will be focusing on preparation and have half the level three slab poured before Christmas.

Set to become home to Australia’s first indoor urban forest, the landscaping has been designed by internationally acclaimed landscaper, Paul Bangay.

Beulah Executive Director Adelene Teh is set to take centre stage as a keynote speaker at this year’s Urbanity conference in Brisbane.
Held on 23 – 24 October, the event is Australia’s premier conference for the property and urban development industry, and features leaders and disruptors from across the Asia Pacific.

October has been another busy month on-site with further completion of the boundary & basement piling retention systems, which are scheduled to be completed in the coming months. VCON will commence bulk excavation to basement level in the next reporting period. We look forward to sharing another construction update with you in November.
As always, this past month has been incredibly busy down at the Habitus Townhomes construction site. If you have driven past recently, you would have noticed the progress being made as every week passes and Habitus begins to reach over it’s nearby neighbours.
Level four slab is now complete, while our hard working builders from Ironside will also finish roofing works in coming weeks. This will entail the installation of window framing and glazing which will occur before Christmas.
Much like the warm weather to come, Melbourne has been given a sneak peek at the future of Paragon this month.
Working closely with Heritage Victoria, the original Celtic Club facade has now been restored to its former glory with both render and paint jobs completed in October.
Installation on the new facade has also commenced with the team busily preparing the structure for the glass installation. Having undergone extensive prototype testing in previous months, this installation is another big step in the building’s construction. As the facade is taking shape, we believe the uniqueness of the facade will soon become a landmark building of Melbourne.
Our hardworking team at Ironside have had another busy month at The Grounds of Kew with the structure now peaking above the hoarding for those of you who have driven by to have a look!
Pouring of the ground floor slab and the completion of the preparation to pour the level one slab (due for completion in early/mid November) were the biggest markers of progress this month.

Acknowledgement of the ongoing dedication and excellence across all Beulah projects, this recognition is a true testament to the talented and hard working architects, interior designers, landscape architects and Beulah team members.
It has been a busy September at Beulah and Fawkner House, with our trusted builders VCON having completed the bulk site benching works.
These allow the basement piling retention works to commence. Also making excellent progress is the retention piling around the site’s boundary, which is due for completion in the coming months.
In what was another busy month on site, Ironside has completed 50 per cent of the formwork for the structure’s level four slabs, with the remaining 50 per cent following closely behind.
Also making great progress is the offsite prototype testing with the facade and glazing reviewed by DKO Architects and the Beulah team. When a building is constructed, it’s important to thoroughly test all materials, angles and specifications to ensure they are durable and to the highest standard. This is an important step in the project timeline as these materials are a significant component of the elevations.
Looking ahead to the next fortnight, we are delighted to share that we are expected to top out the entire structure, allowing Ironside to commence some of the internal services.
September has been an incredibly fruitful month at Paragon with construction advancing to the first of the apartment levels – level 8.
The core is now sitting at level 10, with the level 8 slab scheduled to be poured any day now!
An exciting time for everyone with construction set to speed up as works on the tower component rise up to Level 48 over the next 12 months.
Underground, our team has started working on building services, including the car stacker concrete slabs which have been stripped out in preparation for the arrival of the car parking system in October.
It has been an incredibly big month at The Grounds of Kew with the concrete slabs for both basements one and two being poured.
Excitingly, the ground floor slab formwork has also been completed in anticipation for the pouring of the ground floor slab.
Popping its head up over the hoarding is the tower crane which has been installed to provide our builders with all the materials needed to bring the project to life.
The team is also hard at work sampling prototype materials – an exciting time as we start to see these applied in the months to come.
Following 10 months of dedication to refining the design with its world-class consultants, Beulah is delighted to share that the planning application for its landmark development, Southbank by Beulah, was lodged with the Victoria Government last Friday, 2 August.
To be located on the site of the BMW showroom on City Road and Southbank Boulevard, Beulah plans to transform this site into a world-class, multi-use development that sets a benchmark in liveable city design.
Composed of two twisting terraced forms, the design, led by acclaimed Dutch firm UNStudio and local firm Cox Architecture, is a refinement on the winning concept (‘Green Spine’) from the 2018 Southbank by Beulah global architecture competition.
A proposed mixed-use lifestyle precinct of 270,000sqm with 13,500sqm of arts and culture programs, the updated design for Southbank by Beulah places a strong emphasis on placemaking, with the project to host:

We are thrilled to share that construction is gaining momentum at Fawkner House with final permits obtained from local authorities.
The last three months have been extremely busy, working solidly on the finalisation of construction documentation with our preferred builder; one of Melbourne’s most prestigious construction companies VCon.
VCon has been building some of the most complex and high-end architecturally designed projects for 20 years and are using their extensive experience in coordinating the delivery of machinery to site for immediate commencement of establishment and benching works.
This will see the bulk excavation of the site finalised and retention systems built.
You can expect to hear more exciting updates about the large quantities of trucks moving in and out of the site in the immediate future.
We look forward to keeping you updated on this project as we progress through the build.
Powering through winter ahead of schedule!
We are delighted to share that construction continues to move forward with precision and pace at Habitus Townhomes. Ironside have poured all concrete slabs on the site’s ground floor, with work currently underway on the second floor.
Looking to the exterior, we can also share that the precast concrete panels that make up part of the building’s façade are constantly being delivered to the site and moved into position via our tower crane.
As the structure rises from the ground, the perimeter of the site will be wrapped in scaffolding to allow access to the façade for our contractors to commence their work.

With both projects, we set out to break boundaries and to change the way property is marketed, in particular, to give the cookie cutter property movie a makeover. The results speak for themselves.

Following a number of recent groundbreakings, Beulah is experiencing a construction boom with four projects, worth approximately half a billion dollars, now underway.
Despite industry-wide turbulence, Beulah has begun construction on Paragon (CBD), Habitus (South Melbourne), Fawkner House (South Yarra) and The Grounds of Kew (Kew) in less than a year.
Testament to Beulah’s scrupulous, hands-on approach, the team continues to remain dedicated to achieving superior developments, with human-centric design at the forefront.
Pairing with multi-residential specialists Ironside on both The Grounds of Kew and Habitus and Multiplex on Paragon, Beulah will formally announce the builder appointment for Fawkner House in coming weeks.
Generating 700 jobs for the Victorian economy, Habitus is due for completion in the second quarter of 2020, while both Paragon and The Grounds of Kew are expected to be completed by the fourth quarter of 2020. Meanwhile, Fawkner House is expected to be complete in late 2020/early 2021.

Beulah has secured another award win with the Beulah Pavilion taking out the people’s choice award in the internationally recognised Architizer A+Awards.
Brought to life by ODO, the pavilion was designed to be an ephemeral structure for jury presentations during the Southbank by Beulah architectural competition.
Shortlisted from hundreds of entries in the Pop-Ups and Temporary category, it was designed and constructed in a rapid 48 hours as a public art installation along the banks of Melbourne’s Yarra River.
Conceptualised to represent the city being in a state of constant motion and change, the pavilion whirled around a common axis with its frames lit by programmed lights to further emphasise movement.
The Architizer A+Awards is the largest awards program focused on promoting and celebrating the year’s best architecture and products. Its mission is to nurture the appreciation of meaningful architecture in the world and champion those products that are integral to bringing great buildings to life.
Despite the blustery cold of winter, construction on Habitus Townhomes continues to gain momentum.
Throughout July, we have seen considerable progress with the completion of the below ground plumbing and the structure of the individual buildings now beginning to rise from the ground.
With over half the site’s ground floor slabs poured, we are now seeing the installation of precast concrete panels and formwork for first floor slabs.
As always, the devoted team at Beulah International are continuing to work closely with Ironside and the appointed consultants to ensure all construction details and materials are procured and installed with the utmost care.
We are pleased to share that momentum on Paragon has continued to build in July with the below-ground-structure now complete.
Throughout the month, the floor slabs that support the car parking system were complete, while basement levels one and two have been stripped of props and formwork. Excitingly, these advancements enable Multiplex to lay blockwork walls and install services.
Further up above ground, July has seen the floor slab for level four completed, which is just above the site’s existing Celtic Club facade.
Rising up in height, the tower crane will begin to climb with the core poured at level seven.
CAUTION…Heavy machinery on site!
Despite the blustery cold of winter, our trusted builder Ironside has been forging ahead with critical basement works.
From 20 tonne excavators to countless trucks leaving the site, the process of the bulk excavation of the building’s basement is underway, including the installation of the concrete basement walls known as shotcrete*.
These works are completed in stages as the excavation progresses deeper into the ground.
Upon completion, Ironside will have the tower crane delivered to site and installed, ready to feed the job with all materials that will see The Grounds of Kew rise out of the ground.

‘Crafted Moves’ (created by Studio Caravan for Habitus Townhomes) and ‘Grow New’ (by Savi for The Grounds of Kew), were both designed to help us stand out from the multitude of other products on the market by giving the cookie cutter property movie the flick.
‘Crafted Moves’ represents the flowing living spaces and desirable lifestyle of living at Habitus through dance. Starring champion Richmond footballer Alex Rance, the mini-movie follows him as he glides through the display suite to feel-good aspirational music was born.
Meanwhile, ‘Grow New’ showcases the uniqueness of The Grounds of Kew, presenting locals with an opportunity to downsize without downgrading the residential luxury, amenity and postcode to which they’ve long been accustomed. Celebrating the joyous spirit of one’s inner child, it shows there is no downside to downsizing.
The recently announced Australian Smart Skyscrapers Summit will see Beulah Executive Director, Adelene Teh, join a panel comprising of some of the world’s best minds. Panel members include experts responsible for some the tallest and most innovative skyscrapers in the country, in what is set to be an incredibly insightful event.
Following the widely recognised Southbank by Beulah design competition in 2018, Adelene will share her design aptitude with attendees, discussing what developers look for when selecting designs that contribute to surrounding communities.
UNStudio Associate Director Jan Schellhoff will also join Adelene to talk through the winning design Green Spine, a project that will embody a connectivity and sustainability in its supertall form.

June was another milestone month on the construction of Habitus, with the project continuing to gain momentum.
This progress includes the news that all foundation piles are now complete, and the site office officially established. Ironside has also finalised the site cutting and grading in order to establish natural ground levels. From this, a majority of the in-ground plumbing is finished with the remainder slated for completion in early July.
The first ground floor slabs have been poured, while structure manufacturing has also commenced. The design of window detailed has officially been finished, along with that of the joinery detail.
Other exciting development is that our tower crane has been erected.
Beulah is delighted to share a June construction update, as we wrap up another month of exciting developments on Paragon.
Throughout this month the final level of the Hydraulic Props were removed, with core concrete now poured up to levels three and four. There has also been several slabs poured including level one, all car stacker levels, and a 50 per cent strip out to basement 02 level; with this, came the removal of props and formwork.
Following the pouring of these slabs, the precast was installed on the lift shaft to level one and facade panels have also been put in place at this level.
It was also a thrill to see the first tower crane climb take place, while our Beulah International illuminated jump form signage was also installed; visible from Queen and La Trobe streets.
Following the removal of our glorious display suite at The Grounds of Kew in May, momentum on this project is gaining speed. Our trusted builders, Ironside, have now set up their site sheds and accommodation as they prepare for the construction workforce to commence.
We have also set up the tree protection zones with this site surrounded by beautiful, historic trees. Nearby trees have also been pruned following council approval to enable construction work, and clean up of tree stumps has also occurred. The site hoarding has also been erected around the site boundary.
Ironside have also completed all basement retention piles, while the solid concrete beam that sits on top of the piles were installed in late June.
The end of May marks a significant milestone for Paragon as construction continues to
gain momentum.
Throughout the month of May our trusted builders Multiplex have completed the slab for Basement Level 1 as well as the slab Lower Mezzanine level. They have also commenced the formwork for the Level 1 (ground) slab.
Four core pours have also been completed; the core is the heart of the building that will house the lift and the staircase.
Beulah had a bittersweet month in May as we officially farewelled our once-glorious display suite to make way for construction to begin.
If you happen to be travelling past the site in coming weeks, you may notice upgrade works underway on authority services in the surrounding streets. This activity is critical to ensure that come completion of The Grounds of Kew, the existing services are capable of servicing each residence.
The Grounds of Kew will officially commence construction next week following the exciting announcement of Ironside as the project builders.

With a lavish approach to size and materiality, the design pairs gracious built silhouettes and elegant gardens. Stately pillars with metallic bronzed capitals highlight terraces while giving the building an immense sense of depth, solidity and grandeur.
Marked for completion in the third quarter in 2020, the project comprises of 21 house-size apartments, and an Australian-first, ground-floor residences have the choice of including a private putting green, with gardens ranging from 178 sqm to 280 sqm.
Construction on Beulah’s exceptional collection of contemporary townhomes, Habitus, is underway, with multi-residential specialists Ironside officially announced as the project builder.

Beulah is delighted to share another construction update on Habitus, our milestone South Melbourne project.
As you may know, construction continues to progress after works undertaken by CitiPower.
Our wonderful builders, Ironside, have now completed the boundary underpinning works which are vital to ensure the structural stability of the neighbouring properties for the construction of the development and into the future.
An exciting step forward in the project’s journey, further heavy machinery works will get underway in the coming weeks, with the piling rig to commence pile foundations.
Construction at Paragon continues to progress with the jumpform now installed. Jumpform systems aid in building concrete cores in high rise buildings, with the 170 square metre cell set to self-climb 50 more levels until top out in 2020.
The Jumpform will climb to the lower mezzanine level within days. At this stage the Jumpform will protrude approx 3m above Queen street and therefore should be seen from street level.
Beulah is excited to share that demolition of our display suite has been completed for our landmark project, Fawkner House. Further excavation of the site will continue throughout May.
Designed by award-winning architecture firm Rob Mills Architecture and Interiors, the project is a rare jewel located in the esteemed Domain Precinct.

This week Beulah marked a momentous occasion with demolition beginning on our landmark project, Fawkner House, as designed by award-winning architecture firm Rob Mills Architecture and Interiors.
A rare jewel located in the esteemed Domain Precinct, a bittersweet farewell was bid to our display gallery featuring Rob Mill’s signature curves, as we make way for our most lavish project to date.
Comprising of nine large scale single-floor residences over three levels, the homes boast views over Fawkner Park.
With the announcement of the project builder imminent, construction is marked for completion by the end of 2020.

We are excited to report that Multiplex are on track with all construction works and considerable progress has been made throughout December and January.
Last time we reported the site had been levelled and piling had commenced. We’re pleased to advise excavation works for the basement has commenced and we are now below ground level. Anchoring is being completed in unison with the basement works.
Restoration has now commenced on the retention of the historic Celtic Club facade including stripping of paint around more detailed components of the facade and water blasting to clean all remaining residue.

Designed by UNStudio and Cox Architecture as part of our Southbank by Beulah competition, Green Spine is listed alongside some incredible international projects by a number of talented architecture firms.
A stunning cantilevered structure composed of two towers, both with a twisting geometric glass façade and terracing.
After a six-month global search, Green Spine was announced as the long-awaited winning design of the $2 billion plus Southbank site to be developed by Beulah International.
Designed as a conceptual extension of the Southbank Boulevard, the Green Spine is set to house a vertical city of green spaces with a focus on culture, paying homage to Melbourne’s diverse population.
The residential tower will be crowned by the Future Botanic Garden, a stunning publicly accessible garden in the sky.

Fawkner House was recently featured in The Australian’s WISH Magazine (Chinese edition), in an article about the country’s luxury apartment market.
On the page alongside other esteemed property players, Beulah’s Fawkner House was showcased for its stunning collaboration between Rob Mills Architecture and Paul Bangay. An exclusive apartment project in Melbourne’s Domain Precinct, it is expected for completion in 2020 and is the most lavish project for Beulah to date.

We are excited to report that site preparation, demolition and enabling works have progressed with great success at Paragon.
Following the careful preservation and retention of the historic Celtic Club facade, the demolition of the remaining building was completed in November. Once the ground was cleared, installation of the strong structural foundations took place around the perimeter of the land.
Multiplex are currently installing the retaining wall for the basement and soon excavation of the basement will commence.
There have been very few weather delays and construction work is progressing very well.

To mark the occasion, a special press conference and event was held at Melbourne’s Candela Nuevo, overlooking the spectacular Yarra River and future location of Green Spine, to reveal the winner to media.
With esteemed guests in attendance, including the winning local architecture firm Cox Architecture, this video gives a behind-the-scenes look at the announcement as Beulah International and a number of key stakeholders work towards bringing the project to life.
Habitus display has been shortlisted for an Interior Design Excellence Award (IDEA), one of Australia’s largest and most successful independent design awards programs.
Designed by DKO, the project has been selected as a shortlisted entry under the retail category, with the winners to be announced at the IDEA Gala in November.
Previously located at the project site in South Melbourne, Habitus turns the traditional idea of a residential display suite on itself, utilising the site’s existing warehouse as a stage for the insertion of the scenery within. Beyond the usual apartment display suite, it comprises of a two-storey glass model that evokes a grand sense of scale while being unified with its temporary nature.
Replicating two floors of the highly anticipated five-storey townhome development, the temporary steel structure was created centrally in the warehouse with clear glazing allowing views on all four sides.
Full height curtains add elegance with the ethereal nature of the space perfectly demonstrating the abundance of natural light planned within the development itself. Limited internal walls allow deep visibility through and around, allowing the visitor to view three dimensionally like a sculpture within a gallery.
The full-scale kitchen on the ground floor exudes opulence through the use of richly veined marble and textured timber veneer. Monolithic stone slabs balance on finely detailed joinery, while Gaggenau integrated appliances also add to the premium feel of the space.
Completing the ground floor experience, a comfortable lounge area displays deluxe furniture selections, while centrally located blackened timber stairs allows the visitor to ascend to an extravagant ensuite bathroom and master bedroom with full height joinery robes.
Extensive skylighting above capitalises on existing apertures in the warehouse roof, flooding the exhibit with natural light.
Showcasing exceptional design the Habitus display will compete against 22 other designs for the IDEA.

All eyes have been on Beulah following the announcement of UNStudio and Cox Architecture as the winning architects of the Southbank by Beulah competition almost two weeks ago.
With a media call that included key television stations and property journalists, the announcement went on to achieve national and global attention with over 300 articles and media mentions, reaching over 200 million eyeballs.

The six shortlisted designs were revealed at a public symposium in July and judged by seven highly regarded jury members, before the winning project was announced with much acclaim in mid-August.

It was with great excitement that Beulah’s Executive Director Adelene Teh joined Sky News Real Estate’s The Development last Wednesday to give an insight into Beulah’s much talked about, Southbank by Beulah architecture competition.
The estimated $2 billion dollar project located at the 6,061 sqm BMW Southbank Boulevard site is set to be the largest single phase project in Victoria’s history.
Six of the world’s best architecture firms – MAD Architects, MVRDV, OMA, UNStudio, Bjarke Ingels Group and Coop Himmelb(l)au – partnered with six of Australia’s most renowned studios to collaborate on submissions for the competition, with all designs presented at a symposium in July.
Adelene joined Sky News Australia to talk about Beulah’s vision for the site, also giving further details about each of the six design submissions. Adelene spoke of the desire to create a mixed use lifestyle complex that is alive 24/7, amongst the array of single use residential or commercial buildings that currently occupy Southbank.
The development will boast residential apartments, a luxury hotel, commercial offices, and cultural, retail and entertainment precincts. Each team presented its own unique take on the design brief with blocked towers, spiralling glass facades and an array of greenery highlighting some of the proposed design elements.
The reveal of the winner is set to be announced on August 15.

Beulah has appointed construction giant Multiplex to their $200 million Paragon project, located at the site of Melbourne’s former Celtic Club in the heart of the CBD.
Designed by world renowned Fender Katsalidis and award winning landscape architect Paul Bangay, Paragon comprises of 227 apartments with around 90 percent of apartments already sold.
Paragon will feature Australia’s first ever indoor elevated forest in a high rise setting, as well as featuring a Celtic-inspired metal pattern exterior across the mixed-use building paying homage to the site’s heritage.
This is the first time Beulah has worked with Multiplex choosing the company for its strong industry reputation globally and ability to execute the premium nature of this project on time.
Having recently been awarded one of the most prestigious honours in the Australian construction industry, the Australian Construction Achievement Award, the decision to appoint Multiplex to the project located at 318 Queen Street was an easy one.
The development encompasses one, two and three-bedroom apartments starting from $500,000.

Set to revolutionise Melbourne’s skyline, the proposed designs created in partnership with six local firms, include twisting towers, interlocking blocks, a propeller penthouse, stacked neighbourhoods, vertical cities, and an illuminated cloud.
Expected to draw global attention, the site purchased by Beulah will be centred around innovation in architecture and design, with the company’s vision to create a state-of-the-art, mixed-use environment including retail, hotel, residential, commercial, cultural and public spaces.
With the possibility of becoming Victoria’s largest single phase project, as well as Australia’s tallest building, Beulah hopes the site will also become a landmark lifestyle destination, and recognised on a international scale, while contributing to the community on a new level.

Southbank’s waterfront is currently home to the Beulah Pavilion, a pop-up purpose built sculpture to showcase the six shortlisted designs for the Southbank by Beulah architecture competition.
With the project set to transform the Melbourne skyline and surrounding precinct, the winning design will be part of the $2 billion transformation of the former BMW site.
Located in front of the famous red steps, the pavilion has been designed to be an ephemeral structure to hold specific events as part of the competition including a unique space for six of the world’s best architecture firms – MAD Architects, MVRDV, OMA, UNStudio, Bjarke Ingels Group and Coop Himmelb(l)au – to present their final design concepts.
The architect behind the design of the pavilion, Samson Tiew from ODO (One Design Office), created the sculpture to represent the city being in a state of constant motion and change.
It uses concentric frames which are whirled around on common axis, with programmed lights emphasising movement.
The pop-up Beulah Pavilion will be visible to the public until 10 August, with each of the six shortlisted designs available for public viewing following the Future Cities symposium.

We’re pleased to announce that our latest project, The Grounds of Kew, will play host to a pop-up interior store. The display suite will be transformed into a pop-up store that will run for a two week period, which will feature the innovative and exemplary aspects of Australian design.
Located in the heart of Kew, the project is a collaboration between high end partners that potential buyers would be familiar with. Everything in the display suite, including the space itself is up for sale, with exclusive offers and products from premium furniture supplier Living Edge, audio specialist Bang and Olufsen and luxe pet accessory brand Animals in Charge.
The space is inspired and styled by influencer Eve Gunson from Dot + Pop who has designed the space to suit the luxurious location of the development. Gunson took inspiration from Kew’s grand gardens, rich green hues and natural elements. The design aims to reflect the potential buyers of the project.
The pop-up store will be open to the public from Friday June 8 until Sunday June 16 at 367 Cotham Road, Kew.

The mid-stage review for our Southbank by Beulah competition has been a huge success with shortlisted architects flying to Melbourne from across the world.
Commencing with a site visit at BMW Southbank on Wednesday 16 May, the architects were then invited to see the site from above by heading to Eureka Skydeck.
The following day was our mid-stage review which took place at the Suspended Studio in the Melbourne School of Design, on the University of Melbourne’s Parkville campus. Behind closed doors, the six architecture teams presented to our jury their designs thus far and later participated in an open Q&A with students from the university. The architects were a star attraction, with many students excited to gain insights from some of the world’s best. We are looking forward to seeing their designs develop for the next stage of the competition.

Award-winning property developer Beulah is hoping to give young Australians a leg up in the Melbourne property market by allowing individuals to purchase an apartment in their Paragon development with a deposit of just $1.
To help mitigate the affordability crisis in the Australian market, Beulah will lend the required 10% deposit to a handful of lucky purchasers, which is to be paid back within 24 months before settlement – interest free.
Beulah’s General Sales Manager Jamie Baldwin said saving for a deposit is the main hurdle Australians face when trying to enter the Australian property market.

AFL premiership player Alex Rance has danced his way through the new Habitus Townhomes display suite for the ‘Crafted Moves’ mini movie.
Alex proved his talent goes beyond the football field with Habitus Townhomes providing the platform for him to launch his acting career.
Herald Sun’s Confidential interviewed Alex who admits he enjoyed his time in front of the camera for the filming as well as making the most of the experience working with our team.

In our most exciting project to date, we’ve collaborated with All-Australian AFL player Alex Rance who has starred in a mini-movie, proving he has the moves both on and off the field.
Habitus steps away from apartment-style living by featuring a collection of 27 contemporary three-bedroom townhomes in the idyllic location of South Melbourne, with each residence offering spacious living and luxury finishes throughout.
We launched the teaser to the mini-movie via Channel 9 News, with Ayrton Woolley interviewing Alex on his acting debut.
The project will officially launch in mid-September with the full release of ‘Crafted Moves’, which takes inspiration from Johnnie Walker’s short film ‘The Gentleman’s Wager’.

The innovative spirit of Beulah endures, as we are pleased to announce our plans to create Australia’s first indoor forest in a high rise at our upcoming Paragon project.
The three-storey elevated urban forest overseen by well-known landscaper Paul Bangay will be part of our newest project, Paragon.
Situated within the 48-level tower, the urban forest resembles a conservatory comprising mature trees, leafy canopies, climbing gardens and grassy spaces along with terrazzo pavers and seating zones.
The indoor forest will create a sanctuary for residents to enjoy and be an escape from the busy city streets below.
Paragon has been designed by Fender Katsalidis Architects and will feature a Celtic-inspired exterior pattern to tie in with the site’s heritage.

Beulah has joined forces with architecture practice Fender Katsalidis to create our latest development Hallmark Ivanhoe in Melbourne’s inner north-east.
In the leafy suburb of Ivanhoe, the project features 35 premium apartments, showcasing exceptional design over each of the five levels. Kitchens have been designed in collaboration with Adam D’Sylva and include Gaggenau appliances as well as natural stone and timber finishes.
The design is inspired by the architecture of the locale and includes modernist and art deco influences.
Hallmark Ivanhoe apartments range in price from $420,000 to $1.5 million and will be located at 47-49 Norman Street, Ivanhoe.

Our company recently joined forces with award-winning chef Adam D’Sylva to help raise funds for the Peter MacCallum Cancer Foundation, while showing support to cancer sufferers, their family and friends.
Throughout the month of August, we ran a successful online raffle, with all proceeds donated to the Peter MacCallum Cancer Foundation to assist in finding a cure and supporting patients throughout their journey. In conjunction with the raffle, we perched a beautiful illuminated lavender ribbon – the colour for all cancers – high upon our Gardenhill crane to show a unified front that there is hope, and early detection is the best defense.
It is with great excitement to announce that our Gardenhill development has received financial backing from Malaysia’s largest bank, Maybank.
Our Managing Director Jiaheng Chan says the international support is a reflection of the confidence Maybank has in Gardenhill.
“It’s a great confidence boost when the largest bank in Malaysia and one of the top banks in South East Asia places its trust in your project, particularly as this is Maybank’s first few Australian project.”
Jiaheng signed the lending agreement at a signing ceremony, alongside Maybank Corporate Banking Managing Director Caroline Teoh.

In line with our vision of being forward thinking and innovative in the property sphere, we launched a coffee campaign in hopes of squashing the misconception that you need to be wealthy in order to invest.
By partnering with a local café to our Gardenhill development, we gave away 100 coffees a day for two weeks to help potential buyers see the value of saving their pocket change.
Our Managing Director Jiaheng Chan said the messaging behind the campaign was to educate people about the costs of property investment, which can cost as little as two coffees a day.

The celebratory ground breaking ceremony was attended by Victorian Minister for Finance Hon. Robin Scott, Malaysian Minister for Industry and Trade Dato’ Lee Chee Leong and Manningham Mayor Cr. Paul McLeish, all who assisted in turning the first sod.

After pioneering an exciting and rewarding venture, we are pleased to confirm the sale of the proposed Australia 108 tower in Melbourne’s Southbank to Singaporean property developer World Class Land.
It was a pleasure to work alongside the Australia 108 consortium, which comprised of Nonda Katsalidis, whose firm Fender Katsalidis designed the tower; investor Adrian Valmorbida, of the Lavazza coffee fortune; developer Benni Aroni representing the Watersun syndicate made up of himself, Gary Caulfield, Rob Elliott and others.
